Purchase options

Programs worth comparing

Each has different requirements and trade-offs, and not every borrower qualifies for every program. The right fit depends on you, the property and lender guidelines.

Conventional loans

A common choice for many buyers. Down payment options vary, and mortgage insurance may apply with less than 20% down.

FHA loans

Insured by the Federal Housing Administration and often used for primary residences, including by buyers who want a smaller down payment. Mortgage insurance applies.

VA loans (where applicable)

For eligible service members, veterans, and some surviving spouses buying a primary residence. The VA determines eligibility; lender requirements also apply.

Down payment assistance

Where available, some programs may help with down payment or closing costs. Availability, eligibility, and terms vary by location and program.

First-time buyers

Alexandro walks first-time buyers through the process step by step — from what to expect at preapproval to what happens between contract and closing.

Self-employed buyers

If your tax returns don’t reflect what you actually earn, some lenders offer bank-statement or 1099-based programs worth reviewing.

Investors

Program availability and requirements vary by lender, property, and location, and are subject to change. All loans are subject to credit approval and underwriting. Not all applicants will qualify.

FAQ

Home-buying questions

Straight answers in plain English. For anything specific to you, Alexandro can walk through it.

How much house can I afford?

It depends on your income, monthly debts, down payment, credit, the property’s taxes and insurance, and the loan program. The quickest way to a realistic number is to share a few details and let Alexandro review them — then get a proper preapproval from a lender if you move forward.

Do I need 20% down?

Not necessarily. Some programs allow smaller down payments, and down payment assistance may be available in some areas. Putting less down usually means mortgage insurance and a larger loan, so it’s worth comparing the trade-offs.

What’s the difference between pre-qualification and pre-approval?

A prequalification is an early estimate based on what you share. A preapproval generally involves a lender reviewing documentation and credit. Sellers typically take preapprovals more seriously. This website does neither — it helps you prepare for that conversation.

Can I buy a home if I’m self-employed?

Many self-employed buyers do. Some use traditional tax-return documentation; others explore programs that review bank statements or 1099s. Which path may fit depends on your details and lender guidelines.
