Start with your goal
What are you trying to accomplish?
Pick the closest match. You don’t need to know the loan type — that’s what the mortgage strategy call is for.
HELOC & home equity
Access the equity you’ve built for renovations, debt payoff, business needs or reserves — and compare a HELOC, home equity loan and cash-out side by side.
Cash-out & rate-and-term refinance
Lower payment, shorter term, cash out or off an adjustable rate. A straight look at whether refinancing actually helps — including when it doesn’t.
Refinance out of hard money
On a hard-money or bridge loan? Plan the move to longer-term financing around your maturity date, rent and renovation timeline.
DSCR & rental property loans
Finance rentals based on how the property’s rent compares to its costs, rather than primarily on personal income. Lender requirements vary.
Purchase & preapproval
First home or fifth: get preapproved, understand your numbers and compare programs before you make an offer.
Self-employed & nontraditional income
Tax returns that don’t tell the whole story? Some lenders consider bank statements, 1099s or assets instead.
Why work with a mortgage broker?
One lender sees one set of programs. A broker can compare many.
When you go directly to a single bank, you generally see that bank’s products and guidelines. As a broker, Alexandro can compare programs across a network of lenders — which matters most when your situation has a few moving parts.
- Compare different lender programs and structures side by side
- Look at options for income that doesn’t fit a standard W-2 profile
- Get a straight explanation of the trade-offs — not just a single product
- One point of contact from first question to closing
Comparing lenders doesn’t guarantee a particular rate, program, or approval.

FAQ
Common questions
Straight answers in plain English. For anything specific to you, Alexandro can walk through it.
Does sending an inquiry affect my credit?
No. The inquiry form only asks for your contact information, what you’re looking for and your timing. If you later decide to apply, a lender will review your credit with your permission — and that will be explained before anything happens.
What does a mortgage broker do differently from a bank?
A bank or direct lender generally offers its own loan products. A mortgage broker works with a network of lenders, which makes it possible to compare different programs and structures for your situation. How a broker is compensated is disclosed during the loan process.
Is every program available in my state?
No. Alexandro can only help in states where he is licensed, and loan programs, terms and availability vary by state, lender and property. Tell us where the property is and he’ll let you know what may be available.
I’m self-employed or have nontraditional income. Is it worth asking?
Often, yes. Some programs look at income differently — for example, bank statements or 1099s. Whether any of them fit depends on your details and lender guidelines, which is exactly what a strategy call is for.
What happens after I send an inquiry?
Alexandro reviews it personally and follows up the way you prefer — by phone or email, or by text if you opt in. There’s no obligation to move forward.
Not sure where you fit? That’s the point.
Tell Alexandro what you’re trying to accomplish and your timing. He’ll review it personally and follow up to talk through the options that may fit.
